Check-in/Check-out Policies

This property has the following check-in and check-out times and policies:

Check-In: 3 PM
Check-Out: 10 AM
Late check-out (after 10 AM and before 2 PM) may result in a fee. Please contact 802-430-2001 to arrange late check-out.

We operate a contactless check-in system at the Brook Bound Inn. An email and SMS text message will be sent to you prior to your arrival with instructions for check-in.

Property & Cancelation Policies

If the guest cancels less than 30 days in advance, the 50% prepayment is non-refundable.

If the guest cancels less than 15 days in advance, the 100% prepayment is non-refundable.

Large Group reservations require a 50% prepayment for the total reservation amount at time of booking this is non refundable.

Terms & Conditions

Your reservation is guaranteed until the day of arrival. After that time, it will no longer be guaranteed, and the room may be reassigned. Charges to your credit card within 7 days after confirmation of your reservation for 100% of total booking price. The hotel has the right to cancel your reservation if we do not receive full payment. A cancellation confirmation will be sent via email immediately after canceling your booking.

If the guest cancels more than 30 days in advance, the total amount of the reservation will be refunded.
If the guest cancels less than 30 days in advance, the 50% prepayment is non-refundable.
If the guest cancels less than 15 days in advance, the 100% prepayment is non-refundable.
In case of a no-show, the total price of the reservation will be charged and is non- refundable.
There is only one way in which we can acknowledge cancellation of the guest’s reservation; the guest must send a cancellation request stating the reservation number via email to the following address: [email protected].
All cancellations are confirmed via email immediately after the reservation has been canceled.
You must be 21 years old to book a room. Absolutely no underage drinking.
All requests to reserve a room must include the first and last name and a valid credit card for a guarantee of arrival.
Our room rates are subject to change.
All rooms are subject to a 10% tax collected by the State of Vermont
When booking, keep maximum occupancy rules in mind- two people max for rooms with a single bed (Queen or King) and one person per bunk bed.
NO PETS – the Inn has two dogs that frequent the grounds. Oak is our Great Dane and Peach’s our Yorkie-Maltese mix.

You can check-out any time up until 10 AM. Later check-out times may be requested although we may not always be able to accommodate late check-out and this will depend on availability.
At check-out time please leave keys on nightstand next to beds or counter tops in kitchenettes for the suites. Please note that a more detailed inspection of the room/apartment is made after the check-out time and we reserve the right to make charges for any damages.

Please Note: Immediate termination of the rental agreement is possible if:

More guests stay in the property than agreed.
Excessive noise is made between 8pm – 7am
Sub-letting the property to anyone or organization (or giving it to other people). The number of people residing in the room should be the same as confirmed in the booking. Accommodation for additional guests may be requested.
Brook Bound Inn does not allow any pets in the lodgings. A $250 cleaning fee will be claimed if pets are brought with guests. Plus additional charges for any damages found.
Brook Bound Inn is not responsible for lost or forgotten personal items on premises.
Illegal Drug use on the premises is not permitted and police will be contacted.

Brook Bound inn is a non-smoking property. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a $500 room cleaning fee.

Please practice safe cooking habits do not leave burners on unattended. Please do not cook with strong smelling ingredients. Lingering smells that require room closure and deep cleans will be charged a cleaning fee of up to $250.

Room refreshes will not be offered during stays. Should you need fresh towels or linen, please call 802-430-2001 or email [email protected].

Dorset Daughters bathroom products are supplied. Removal of bottles will result in a $20 charge per bottle.

Security cameras are present on the exterior of the property and in the common areas in the main lodge. The Brook Bound inn assumes no responsibility for any personal bodily injury incurred while using the facilities. If you use the pool/ sports court facilities, you do so at your own risk. You must sign a waiver to have access to the pool.
